Wood rot or wood decay as it is also known can create some major issues for your home if goes untreated. So, what exactly is wood rot, and what parts of the home are most at risk?


Not to be confused with the damage caused by termites or carpenter ants, wood rot is a type of fungus that destroys wood. It will thrive in a damp, warm environment, although these are certainly not the only conditions it can survive in.


What parts of the home are most at risk of wood rot? While we will not be discussing in detail the area’s most susceptible to wood rot in the home, here are some places to look out for it:


. Roof penetrations that have incorrectly installed or damaged flashing.


. Any wood that may come in direct contact with concrete, soil, or masonry.


. Subflooring in bathrooms, particularly areas that surround the toilet, bathtub, and shower. Look out for it in any areas where you have a leaking or corroded plumbing fixture or pipes.


. Sliding doors and windows, if installed incorrectly, will be subject to an increased risk of wood rot in the area underneath them.


. Anywhere around the home’s foundation where water pools or where cracks have developed.


. Ground floor decking, as well as deck support posts.

The best way to avoid a hefty house repair bill is to find wood rot and deal with it before it becomes a big problem. A home inspection will help diagnose areas where wood decay has started to develop and prevent it from becoming a bigger issue.
